This interactive, game-based course helps Georgia agents and their brokers respond to consumer inquiries about brokerage agreements and contracts, including questions now often generated or shaped by AI. Participants form teams and combine their knowledge as they compete through rounds to outlast the algorithm and the other teams. Using guided agreement and contract review, role play, and group discussion, teams identify the consumer’s actual concern, correct incomplete or misleading premises, explain provisions in client-friendly language, use broker supervision effectively, and recognize when a question requires legal advice.
An interactive, game-based class. Agents face real AI-generated client questions on the GAR forms, learn to separate the chatbot’s critique from the client’s actual concern, and practice responding calmly, accurately, and inside their role — with broker supervision and the legal stopping point built in.
Use your resources. Agents often inadvertently engage in the unauthorized practice of law when completing sales contracts. This course will compare and contrast actions that are permissible with those that are prohibited. Attendees who complete the course will be better aware of the resources available to them that will not only assist them in avoiding the practice of law, but also assist them in completing better sales contracts. A primary focus of this course is an in-depth review of the GAR® Exhibits, Special Stipulations and other Forms.
Let’s go back to the basics. This class is beneficial for brand new agents and experienced agents. This is a review of each section of the contract with special emphasis on the portions that create closing issues. It covers the GAR® Purchase & Sale Agreement and the most used or most misused Exhibits and Stipulations.
Real estate transactions don’t always move smoothly to the closing table. Agents and brokers often find themselves caught between holding a fragile deal together and recognizing when it is in their client’s best interest to walk away. This course explores the legal, ethical, and practical considerations surrounding contract termination, dispute resolution, and deal salvage strategies. Through case studies, role-playing, and guided discussion, participants will gain tools to protect their clients, manage risk, and make informed decisions when faced with conflict or potential deal collapse.
What Changed? Why did it change? How should agents use the forms to best represent their clients or work with customers? Agents will see all of the changes with specific focus on those changes which could have real impact on their transactions.
This CE course for real estate agents reviews the GAR Purchase & Sale Agreement, Exhibits and Special Stipulations that relate to the condition of property and rights to inspect. The effect of these provisions may vary depending on whether the property is “Subject to Due Diligence” or “As-Is” as set out in the Purchase & Sale Agreement, or whether it is sold with the “Right to Request Repairs.” Are you aware of what your agreement provides? Do you know when you should select Due Diligence vs. As-Is vs. Right to Request Repairs? Do you know how to best protect your buyer or your seller from issues that may arise? If unsure, this course is for you!
This class compares and contrasts the GAR® Lot contract and Land contract from the residential purchase and sale agreement. It covers using the right contract and using it correctly with special emphasis on survey issues.
Students will be able to explain the provisions of the GAR Contracts to their clients, identify common exhibits and special stipulations that should be attached to the contract, as well as develop progressive methods of completing the contract within the realm of ethical considerations and legal requirements. Midyear changes are often overlooked but can be just as important as the new year changes since the most urgent changes are included in the midyear update.
This course is designed to empower agents and brokers with the skills to craft effective special stipulations while observing the legal limits of drafting contracts. They will learn the art of writing stipulations that protect their clients’ interests while closing deals with finesse. From negotiating repairs to navigating complex contingencies, this course equips agents with the knowledge to elevate their contract-writing game.
This high-energy, interactive workshop dives into real-world contract mistakes that can derail transactions, cost clients’ money, and create liability for agents and brokers. Using intentionally flawed contract samples, students will identify critical errors involving exhibits, financing terms, notices, stipulations, counteroffers, and more — then work through the proper fixes and best practices. Designed to sharpen both drafting and review skills, this course equips agents with practical tools to protect their deals and brokers with a clear framework for spotting risk before it becomes a problem. Expect hands-on exercises, group discussion, and actionable strategies you can apply immediately in your next contract.
Even the best real estate agents make mistakes — but the truly smart ones learn from them before making their own. This engaging course dives into real-life examples of “What were they thinking?!” moments from Georgia transactions, covering everything from missed deadlines to misused stipulations. Through interactive discussion and a “Spot the Mistake” challenge, agents will learn to identify red flags early, apply the correct legal and ethical solutions, and build better systems for prevention. Whether you’re an agent looking to improve your own performance or a broker guiding your brokerage, this class helps you both prevent mistakes and recover gracefully when they (or your agents) inevitably happen.

Don’t let title issues affect your closings at the last minute! This course not only reviews many title issues and how these issues can be addressed long before closing, but also applicable provisions of the GAR® Purchase and Sales Agreements.
The real estate business may look like a solo voyage, but few agents truly sail alone. Whether you’re part of a team, manage licensed or unlicensed assistants, delegate to a Transaction Coordinator (TC), rely on a Virtual Assistant (VA), or are beginning to use Artificial Intelligence (AI) tools, knowing the rules of the water is essential. This course helps agents and brokers navigate the legal, ethical, and practical considerations of working with others — human or virtual — to streamline operations, improve client service, and stay compliant with Georgia license law. Through real-world examples, checklists, and best practices, participants will learn how to structure their support systems for smoother transactions, fewer violations, and happier clients.
Every great team needs a winning playbook — and real estate is no different. The Property Playbook is your training camp for mastering the legal, ethical, and practical aspects of marketing property in Georgia. From compensation offers, advertising requirements, required and appropriate disclosures, open house etiquette and liability, fair negotiation tactics with clients and buyer agents, this course tackles the entire game plan. This course is for real estate agents and the brokers that train and supervise them.
Real estate professionals will delve into the dual art of negotiation: negotiating with your client to understand their needs and managing expectations and negotiating for your client to secure the best possible outcomes. You’ll learn foundational principles such as separating people from the problem, focusing on interests instead of positions, generating options for mutual gain, and employing objective criteria to make decisions. This will empower agents to manage difficult negotiations effectively and build stronger relationships with clients and the other party. The course will also offer a look at maximizing the use of Georgia Association of REALTOR® forms to customize your approach depending on whether you are representing a buyer or seller.
These two courses are arranged with the hosting board or brokerage — not sold seat-by-seat.
The course encompasses a review of the Fair Housing Act, addressing what can and cannot be done.
